Nature as Principle

Between the sea, the lagoon, and the Atlantic Forest, MARAEY rises in a natural paradise of 844 hectares, where 90% of its perimeter is surrounded by water.
Only 6.6% of the area will be used for construction, with sustainable techniques and materials, ensuring that the natural environment remains the true protagonist.

Private Natural Heritage Reserve (RPPN)

MARAEY is home to Brazil’s fifth largest RPPN (Private Natural Heritage Reserve) of restinga — more than 440 hectares of integral preservation, equivalent to more than half of the total area of the project, with the same protection status as a national park.

As part of our commitment to environmental regeneration, we also aim to restore 120 hectares of native vegetation in the area and another 150 hectares of restinga.

Environmental Reference Center (CRA)

Developed in partnership with leading universities including UFRJ, UFF, UFES, and UFRRJ, it will be dedicated to advancing scientific knowledge of restinga ecosystems and strengthening the conservation of local biodiversity — with over 800 animal species and 522 plant species identified so far.

Real Social Transformation

MARAEY embraces the Zacarias Fishermen’s Community, an integral part of the project that counts on our full support. We promote dialogue, integration, and respect for artisanal fishing through concrete actions: ongoing support for the activity, fish repopulation studies for the lagoon, and the delivery of property titles, in partnership with the Maricá City Hall. And to immortalize this culture, the Fisherman’s House is created, a space dedicated to the memory, traditions, and pride of the people of the lagoon.
